Employment Verification Letter for Loans & Mortgages

Updated November 6, 2026 · 6 min read

Before a bank lends you money, it wants to know two things: how much you earn, and how likely that income is to continue. The employment verification letter (VOE) answers both — which is why lenders, credit unions, auto finance companies, and mortgage underwriters all request them.

When lenders ask for a VOE

Loan typeTypical trigger
Mortgage (conventional, FHA, VA)Ordered during underwriting — and often re-verified right before closing
Auto loanApplication with the dealer or bank, especially for larger amounts
Personal loanApplication; often paired with pay stubs or bank statements
Student loan refinanceApplication and income certification

What lenders check in the letter

Mortgage-specific reality check

A borrower-written letter is a good starting point, but a mortgage underwriter will also typically require:

  1. Most recent 2–3 pay stubs
  2. W-2s for the last 2 years (or tax returns if self-employed)
  3. The lender's own VOE form — many lenders send their own form to your HR rather than accepting your letter
  4. A verbal re-verification within days of closing

So bring a clean letter and expect the lender's paperwork. Having a professionally formatted letter ready speeds things up and keeps your file consistent.

If you recently changed jobs

Don't panic — lenders handle this routinely. You'll need: an offer letter from the new employer, a start date (contracts starting within 60–90 days are usually acceptable for mortgages), and sometimes a signed compensation structure. For the letter itself, see how to write an employment verification letter.

Frequently asked questions

Do mortgage lenders accept a letter instead of pay stubs?

No. The letter supplements pay stubs, W-2s, and tax returns — lenders usually run their own verification too, including a final check right before closing.

What does the letter need for a personal loan?

Position, start date, full-time status, and salary — signed on company letterhead with the signer's contact info. Some lenders also want a recent pay stub attached.

Will a job change hurt my mortgage application?

Not necessarily. Underwriters accept recent job changes with an offer letter, a start date, and evidence the new role is in the same field at equal or better pay.

Can I verify my own employment for a business loan?

For a business you own, lenders generally ask for business tax returns and bank statements instead of an employment letter — the letter applies to your personal employment.
